Managing a large portfolio of properties allows us to approach vendors and service providers to negotiate preferred pricing based on our overall relationship with them instead of an individual basis. We have a broad network of high-quality service providers to perform all necessary property maintenance activities including but not limited to the following:

  • Property cleaning services including trash removal, window cleaning, high pressure building exterior cleaning
  • General repairs
  • Floor/carpet/windows repair or upgrade
  • Interior/exterior painting
  • Fire system/electrical system/HAVC/ plumbing/elevator routine inspection
  • Parking lot maintenance including pot hole patching and line painting
  • Routine building sewerage system flushing
  • Landscaping and snow removal

Based on regularly inspections, our property managers report to our property owners about any condition or item that may require repair along with recommendations and/or quotation for the repair. Our property managers response to emergencies both during and after normal business hours and resolve the issues within 24 hours.

For major projects, our property managers will first consult property owner and then select the qualified contractors by requesting appropriate documentation such as Certificate of Insurance, Training Records, Workers Compensation Certificate and etc. We will present at least three qualified bids to our property owner with comments about each bid along with a recommendation for a contractor that includes an explanation for the choice. The bids are evaluated based on experience, quality of work, time frame, price and reliability. With owner's permission, our property manager will manage contractors and oversee the project. As results of our efficient contractor management procedures, we ensure all maintenance activities are done at the minimal cost and performed to our clients' expectation.
